Florida’s hard water, salt air, and year-round humidity are tough on a home’s plumbing. A little spring maintenance goes a long way toward avoiding a surprise leak — or a flooded floor — later in the year. Here are five quick checks every Treasure Coast homeowner should make this spring.
1. Inspect your water heater
Sediment from our hard water builds up at the bottom of the tank and shortens its life. Look for rust on the tank, listen for popping or rumbling sounds, and check the area around the base for moisture. If your heater is more than 10–12 years old or you’re seeing lukewarm water, it may be time for a flush or a replacement. We’re factory warranty specialists for Rheem, GE, Ruud, and Bradford White.
2. Test every shut-off valve
Find the main water shut-off (usually near the meter or where the line enters the house) and the individual valves under sinks and behind toilets. Turn each one off and back on. Valves that are stuck, corroded, or drip when moved should be replaced now — not in the middle of an emergency when you need them most.
3. Check for hidden leaks
Read your water meter, then don’t use any water for two hours and read it again. If the number moved, you have a leak somewhere. Also scan under sinks, around the dishwasher and washing machine, and along visible pipes for green/white corrosion or water stains. Catching a slow leak early prevents mold and rot in our humid climate.
4. Clear slow drains before they clog
Hard-water scale and buildup collect in drains over time. If a sink or shower is draining slowly, deal with it now rather than waiting for a full backup. Skip the harsh chemical drain cleaners — they damage pipes — and have a pro clear it properly so it stays clear.
5. Look at your water softener and fixtures
If you run a North Star (or any) water softener, check the salt level and that it’s cycling correctly — soft water protects every appliance and pipe in the house. While you’re at it, check faucets and showerheads for crusty mineral buildup and slow flow, and inspect toilet flappers for the silent leaks that quietly run up your water bill.
